Seems about the same for any subsidized housing deal, they usually have only a portion set aside, and then the rest is almost as expensive as luxury-housing, or has other luxurious aspects like a downtown location that would be impossible to afford without a subsidized housing project. You can have gentrification, and only a percentage of it is low-income (can't upset the rich newcomers with too many poor folks)..There are several projects around the US that are encountering friction for this same reason, like the gentrification of the Mission District in San Francisco.. We have a newly renovated apartment building (Osada) in the near downtown area in Cedar Rapids, financed mostly with HUD money and other tax incentives and waivers. It was an extremely expensive renovation of an old warehouse by a local non-profit housing organization (MAHP). The project has an application that is over 18 pages long and very intrusive into personal data. Despite the long application which is partly to identify bad risk tenants, there are frequent evictions from the 67 unit building. The evicted tenants belongings are brought to the curb for passersby to rummage and pilfer. This type of eviction is not possible in Minnesota. I have tried to get a copy of the Iowa Eviction law without success. If anyone has ideas of how I can get a copy of it or how to find it on the internet, I will appreciate hearing about it. The search function on the Iowa code does not work for Webtv. I don't know if it works for computer users. It is disgraceful. It will only last until one tenant fights back someday, and the landlord discovers he's liable for destroying or losing something really valuable. That's why any serious landlord will just call a moving and storage facility. Here's how it usually goes.
1. Sherrif comes, removes tenant. Lock is changed.
2. Moving and transfer storage comes and hauls away everything to a storage rental locker. Landlord doesn't touch anything.
3. Tenant now must pay transfer co. an inflated rate to get their stuff back. This usually involves the time to pack & ship, and the rental of the locker.
4. If they don't have the money to pay for the fees, the storage company must go through a legal process to reposess the locker and only THEN do they have the right to sell or dispose of "abandoned goods." That seems like a pain in the ass, and it just adds more expense, but it does at least give people one more chance to retrieve their goods. This is the scam that Triplett pulls. When a friend was evicted she let Triplett store her stuff until she could find a place. Upon asking for her stuff back Triplett refused to give her stuff back. The bank certified check, clearly stating it was for storage fees, was...as Triplett put it "To pay back rent, current rent (since they supposidly didn't have a tenant in the apartment yet), and cleaning fees. It should be noted no actual legal eviction had taken place. She voluntarily left when she got the three day notice. Seems local and county law enforcement felt it was a 'civil' matter. She had to contact the state attorney generals office before something was finally done. Then it was found out that the storage unit was owned by Triplett! (A fact Triplett denied when first asked by Ames Police.) Triplett finally backed down when she pointed out to an Ames Officer that a tenant was in the apartment (the lease was signed a day after she moved out), that no cleaning was not done after she left (confirmed by the person currently living there), and that since the check was cashed and clearly stated it was for the storage unit this would mean Triplett is illegally holding her property. This whole deal took about a week to correct and she finally got all of her stuff back. Triplett never did file against her for not paying 2 months rent. And when Triplett came back to have the tenant of the apartment sign a new lease since the old one was valid...she was already all packed and had begun moving out.
